If you are about to put your home on the market, a pre-inspected listing will put you ahead of the competition.  It will alert you to any immediate safety issues discovered before potential buyers tour your home, and any issues or repairs can be resolved ahead of time, without rushing, which will help the home show better.

If you are a buyer and run across a home for sale that has had a pre-inspection and is Move-in-Certified, then you and your real estate agent have received a gift.  The gift of knowing that any issues the house may have had have been identified and the necessary updates and repairs have already been made.  The house is now in move-in condition.

These inspections are popular in metropolitan areas where real estate moves fairly quickly, but this has been slow to catch on in rural areas of Northern California.

Having a pre-inspection is a Win/Win for the buyers and the realtors, as well as the sellers.

PRE-LISTING INSPECTION

Byron: My house sold to the first persons that looked at it. They were impressed with your detailed report and I forwarded the Email on to the Agent and told them you would be willing to discuss anything on the report that concerned them. It is an All Cash 30 day escrow  - no contingencies or reports requested only the septic clearance. Should close on 5/18. I'm glad it went quickly but it still is a shock. I am not the selling agent only the listing agent. Guess God wants me to move.
